• Step 1: Reservation
Pay the ₱50,000.00 Reservation Fee to officially take your preferred lot off the market. This amount is fully deductible from your total equity.
• Step 2: 10% Equity Period
Start your 20-month equity journey. At ₱82,387.20 per month, you are building your home’s value interest-free during this construction phase.
• Step 3: Transfer Charges
Prepare for the Transfer Charges (₱1,527,969.60). These covers title registration, local taxes, and processing fees to ensure the property is legally transferred to your name. These are typically settled toward the end of your equity period. Alternatively, the Transfer Charges may be settled along with the 90% balance through bank financing, subject to bank appraisal and approval.
• Step 4: Bank Financing (90% Balance)
As you approach the end of your equity, we assist you in securing a Letter of Guarantee (LOG) from your preferred bank for the remaining ₱15,279,696.00. This balance is then paid by the bank to the developer.
• Step 5: Move-In & Turnover
Once the bank releases the payment and the unit is cleared for turnover, you receive your keys! Welcome to your new home at Golden Lane Villas.
